1. The two main sources of leads that you should be getting are:
a. Leads from your realtor based on the criteria you gave him or her.
b. Leads from people in your network who also buy and sell houses. These are going to be some of the best leads you will get in many cases.
2. This is where you use the research that you did in step 4:
a. The most important numbers will be the after-repair value, features and type of property you are buying, the rehab cost, and the purchase price
b. Holding costs, realtor fees, taxes, and insurance also need to be in the calculation. This is something that hopefully the mentor that you have established a relationship with can help you with.
