In this episode, I continue my month long All-Star Q&A Series. All month, I am asking some of the most incredible real estate investors that I have interviewed over the past seven months questions that I commonly get from new real estate investors. This is an incredibly powerful series and I am really excited to bring it to you. We are continuing the series with the following question: what is the best strategy for finding deals?
Ben starts off by urging you not to try to find deals, but rather to form relationships in the industry that will eventually lead to deals. Ben explains that finding a good deal is a matter of being the first one who gets the call about the deal. Many great deals come and go before most people even know they ever existed. It’s important to have a great relationship with brokers and other individuals who are in a position to bring you deals first.
Ben emphasizes that face-to-face meetings are critical. Shaking hands with someone and showing them that you are a real person is very important when developing relationships. Building relationships, shaking hands, explaining who you are and what it is you can do for someone and what you would like them to do for you is something that Ben feels cannot be automated. Nor should it be.
